First Impressions

Like they say, first impressions last. Try and keep the front of your home clean and free from rubbish. Keep the lawns and gardens tidy, as well as anything else that might detract from your homes street appeal.

A little bit of work goes a long way

Faded walls and worn woodwork reduce desire. A bit of elbow grease and a quick coat of paint can show the prospective buyer how attractive the home is. Have the home cool in summer and warm in winter. Place fresh flowers in rooms and some nice scented candles can also be very appealing.

A sparkling home attracts buyers

Give it a thorough cleaning and you’ll greatly enhance its appeal to buyers. Clean appliances, windows, carpets, curtains, sinks, don’t forget outside as well so everyone is happy. Bright and clean bathrooms enhance the saleability of many homes. Have healthy plants on show, clean mirrors, co-ordinate towels and mats.

Declutter

Clean out garages and sheds of excess furniture and old treasures. Perhaps you might consider a garage sale before you sell. Buyers love to see the space they can use when they move in.

Repairs can make a big difference

Loose knobs, sticking doors and windows, and warped cabinet drawers may be minor, but they detract from the value. Have them fixed. Ensure all electrical appliances and gas appliances are in good working order. Have air conditioning and pool equipment serviced.

Depersonalise

It’s important to remember that the buyers want to imagine themselves in the home, so wherever possible it is a good idea to remove photos and other personal items. Leave them a blank canvas so they can imagine themselves living in the home.

Relax and enjoy your time off while we work

Potential buyers always feel more comfortable when an owner is not home. In your presence they may feel like an intruder and will hurry through the house. Take the opportunity to reward yourself for the hard work preparing the house and enjoy a nice coffee or take a relaxing drive around.

You can rest assured that we will always have your best interests in hand. We will negotiate the best outcome on your behalf and will keep you updated throughout every stage of the sale and settlement of your home, from the first home open, to when we hand the keys over to the new owner.
